BUILDING INSPECTIONS

The inspection and the report are provided in accordance with Institute of Building Consultants expectations for Professional Practice.
Australian Standard AS 4349.1-1995 'Inspection of buildings Part 1-Property Inspections -Residential Buildings' is used as a guideline.
The report is based on a visual inspection and deals exclusively with the items given under the headings below. Visual inspection is limited to those parts, which can be readily seen given reasonable inspection access and subject to the constraints to normal visibility at the time of our inspection.
Examples of building defects Northside Property Inspections report on are as follows:
Structural movement to the building, the roof frame, the floor frame, lintels, concrete spalling, magnesite and retaining walls.
The damp issues include rising damp, penetrating damp, damp through solid masonry, wet area waterproofing, leaking balcony and roof terraces, leaking rainwater goods, leaking roofs or damp from below ground areas.
The interior includes the kitchen, wet areas, laundry, linings and fixout, ceilings and walls, tiling, stairs, balustrades and doors.
The exterior includes brickwork, cladding, woodwork, windows and doors, coatings, balcony handrails, metal fixtures, outbuildings, fences, paving, driveway and trees.
The roofing includes the roof cover, ridges, flashings, roof plumbing, insulation, sarking and roof ventilation.
The subfloor includes stored goods, ventilation, drainage, piers and subfloor clearance.
The services include the electrical, sewer drainage, gas, water, hot water service, floor waste, stormwater and chimney.

PEST INSPECTIONS

The inspection and the report are provided in accordance with Institute of Building Consultants expectations for Professional Practice. Australian Standard AS 4349 1998 'Inspection of Buildings Part 3-Timber Pest Inspections' is used as a guideline only.
This is a visual Timber Pest Inspection. Visual inspection is limited to those parts which can be readily seen given reasonable inspection access and subject to the constraints to normal visibility at the time of our inspection.
This report deals exclusively with the following timber pests:
Subterranean termites, Anobium borer, Lyctus borer and Fungal affectation.
Northside Property Inspections further report on termite shields, subfloor ventilation and drainage, the concrete slab edge to the building and other related matters sighted by us at the time of inspection.
